Subject :- Planning permission for Development / Construction of residential building.
The planning permission is hereby granted under Section 31-1(b) of the Himachal Pradesh Town and Country Planning Act, 1977 (Act No. 12 of 1977) and drawings/ maps are approved over the land comprised in Khasra No(s) 1623/1100 ,Mauja/ Village Manpura ,Tehsil Baddi , District Solan, H.P. for the construction/ development of residential building on the following conditions:-
The construction of residential building shall be carried out strictly in accordance with the approved building plan/ drawings/ maps.
All material to be used for construction of building structure shall conform to I.S.I. and N.B.C. standards.
The structural responsibility of the construction shall be entirely of the owner/supervising Architect/Engineer of the building.
The construction shall be done as per sanctioned plan and no deviation shall be carried out in approval of plan.
The doors and window leaves shall be fixed in such a way that they shall not when open project on any street.
The owner will not convert the house into more dwelling units on each floor then the sanctioned plan.
The owner shall ensure that the public areas like road, parks and other public opens spaces are not used for stacking the building materials or machineries to avoid public inconvenience and nuisance.
The safety norms of H.P.S.E.B.L. shall be followed where HT/LT lines are crossing over the plot.
The parking area shall be provided @ 18% per 100 Sqm and height of parking shall be as per the regulations.
Rain Water Harvesting system as per the latest techniques shall be provided for the proposed use.
Tree plantation @ rate of 5 tree per 100 sqm shall have to be provided on the plot.
All the setbacks kept open to sky shall not be obstructed by erecting temporary or permanent structures.
Waste water shall not be put in to the Rainwater system so as to avoid the contamination of ground water.
The maximum hill cut of 3.50 mtr height shall be permissible.
Boundary wall shall be constructed as per land ownership.
Note :-This planning permission/approval is valid for three years as per the provisions of section 34 of the Act ibid.
